Our team is happy to work with licensed real estate agents during the building of our customers’ new homes. It has long been our practice to support the real estate profession through involvement with The National Association of REALTORS®, Texas Association of REALTORS® and local associations in the areas we build. Through the years, members of our companies have served/serve in leadership roles throughout the REALTOR® community, are Major Investors in RPAC/TREPAC and have been recognized numerous times for our commitment and achievement. Because of this commitment, we want to be clear and above reproach in our approach to paying commissions.
We know our customers (and yours) shop. They do not call you every time they visit our homes or drive our neighborhoods. We get and respect that. Our practice is to ask those we meet with if they are represented by a real estate agent and provide them the opportunity to record licensed agents who represent them. When they do, we reach out to you. We gladly pay commissions to licensed agents who represent the people we build for. We highly encourage you to be present with your clients at their first visit OR contact us early in the process so that we know that you are involved.
Our practice is to pay commission as follows:
· Licensed agents whose customers make us aware of representation at the first meeting or who are joined by real estate agents at the first meeting–
3% commission on the contracted price of the build job;
· Licensed agents whose customers make us aware of representation after the first meeting, after meaningful dialogue AND before any lot is selected, initial design concepts reviewed and/or initial build agreement signed– 1.5% commission on the contracted price of the build job;
· Licensed agents whose customers introduce representation after any lot is selected, initial design concepts reviewed and/or initial build agreements signed– 1% commission on the contracted price of the build job.
From time to time, unique situations present themselves. We reserve the right to adjust our policy and are the sole determining party for what commission we pay. In the case that multiple licensed agents have been involved, we reserve the right, at our sole discretion, to determine which agent or agents will receive portions of any real estate commissions paid.
